Hoi An Hotels & Accommodation Guide — Four Zones, Market Matching, and Evening Logistics for Travel Professionals

1. The Central Vietnam accommodation system

Unlike most Vietnam destinations where hotel selection is primarily about quality tier, Hoi An accommodation planning is about zone selection. The zone determines market fit, coach access, evening town logistics, and whether the group experience matches what was sold.

The underlying logic: 90% of Asian market groups base in Danang. 90% of European, Australian, and North American groups base in Hoi An. But every group — regardless of base — goes to Hoi An old town in the evening. The hotel zone determines how they get there, how they get back, and what the program flow looks like across multiple days.

2. Zone 1 — Danang beach hotels (Asian MICE base)

Best for: Asian market incentive and leisure groups — Vietnam, Philippines, Indonesia, Taiwan, China, Korea.

Danang provides what Hoi An cannot for large MICE groups: direct coach access to hotels, large room blocks, gala-capable venues, and beach nightlife along My Khe Beach. Asian market incentive participants typically want beach resort experience plus urban nightlife access — Danang delivers both.

Hoi An functions as the day and evening cultural program destination — groups transfer in for cooking class, old town exploration, lantern release, and dinner, then return to Danang by 21:00–22:00. Morning transfer is clean; evening return requires departure buffer to avoid peak congestion.

3. Zone 2 — Hoi An Beach (An Bang / Cua Dai Beach)

Best for: MICE groups needing Hoi An proximity with coach access and block room capacity. EU/ANZ leisure groups who want beach + heritage combination.

Hoi An Beach properties offer the middle-ground solution: closer to the old town than Danang (20 minutes vs 45 minutes), with the coach access and room inventory that Hoi An town properties cannot provide. Groups can run morning programs in the resort, transfer to old town for afternoon and evening programs, and return without the extreme congestion of the Danang return wave.

Watchout: beach area is quiet at night — unlike My Khe Beach in Danang. Groups returning from Hoi An old town at 21:00–22:00 find limited resort evening activity. Program design should not assume beach nightlife exists at this zone.

4. Zone 3 — Hoi An Town

Best for: EU/ANZ FIT, small luxury groups under 20 pax, programs where UNESCO heritage atmosphere and walking access to old town is the core product.

Staying in Hoi An town means the old town is literally outside the hotel door. For European and Western travelers drawn to Hoi An's preserved heritage, this is the ideal base — wake up to lantern-lit streets, walk to Morning Glory for breakfast, step into the tailors and craft shops before the day program begins. The destination experience is immediate and unmediated.

Contracted properties in this zone:

• Anantara Hoi An Resort — luxury riverside property within the old town. The benchmark town-based luxury property for premium FIT and small group programs.
• Maison Vy Boutique Hotel — connected to the Vy restaurant group (Morning Glory, Vy Market). Boutique, atmospheric, well-located.
• Royal Hotel MGallery — notable exception: bus access is possible. Allows slightly larger groups to base in town while retaining coach access.
• Various boutique properties — for FIT individual bookings.

Watchout: road widths in Hoi An town restrict vehicles to small cars and buggies. Large coach group check-in is operationally difficult — luggage in narrow alleys, staggered arrival, limited drop-off space. In rain (frequent in Central Vietnam, especially October–December), this becomes a serious operational problem. Groups over 30 pax should not base in Hoi An town unless the program specifically requires it and the logistics are pre-planned.

5. Zone 4 — Four Seasons The Nam Hai & far-zone resorts

Four Seasons The Nam Hai — situated between Danang and Hoi An, approximately 20 minutes from Hoi An old town and 25 minutes from Danang city. Vietnam's most recognized ultra-luxury resort for high-end FIT, honeymoon programs, and premium leisure. Contracted Dong DMC partner. Not suitable for group incentive programs due to room count and the transfer complexity of every daily movement in both directions.

HOiana Resort & Casino — large resort complex with golf courses, casino, and hotel facilities. Located significantly further from Hoi An old town — a separate destination area. Viable as a destination element for programs including golf (high-quality courses) or casino entertainment, but not practical as a base hotel for programs requiring daily Hoi An town access.

Vinpearl Nam Hoi An — Vinwonders theme park, river safari, resort facilities. Same far-zone location. Suitable for family leisure programs with theme park day as a program element. Not a base for heritage-focused programs.
